Shelby County KY Real Estate Transfers week ending 2-15-2008

shelbyville ky real estateActivity appears to be picking up quite a bit for the Shelby County KY real estate market. Transfers were up in volume and average price for the week ending February 15 2008. If you take out the trust and inter-family transfers, you can see that most of the properties were in the $150,000 to $300,000 price range. There were no luxury homes listed as being transferred this week in the $1 million or greater range. Still, its good to see that end of the market starting to get some greater activity. It has been relatively slow for quite a while now, and Shelbyville real estate  needed a good pick me up to get ready for the spring homes market thats coming up. Oldham County Kentucky School District Vote

oldham county real estateThe Louisville Kentucky newspaper The Courier-Journal published an aricle today regarding the Oldham County Board of Education, and possible redistricting vote that is to take place this evening.

For reference, voting is tonight Monday February 25, 2008 at 6:00 pm EST at the Oldham County Middle School located at 4305 Brown Boulevard, in Buckner Kentucky.

The school redistricting discussion has been something that has been heavily discussed by everyone for the past month.

The proposal as currently presented would potentially affect and relocate 1,000 elementary students to new schools for the next school year.  As with everything, there are exceptions:  3 neighborhoods will be able to remain at the current school  (they were granted exemptions…

Louisville Homes Values Increase – Louisville Homes Rate of Sales Decrease

louisville homesThe most recent Greater Louisville Association of REALTORs report is out for the month of January 2008.

Louisville homes values increased. The number of Louisville homes sales decreased.

Which is pretty much on par and consistent with how the Louisville real estate market has continued to fair within an overview of a national real estate market perspective.

Delving more deeply into those 2 conclusions, you can see the following:

If you compare the Louisville homes values in January 2007 to January 2008, the median price is approximately $133,800 and indicates a 3% increase from the previous year (which is actually “good” considering many other depressed markets across the country). Louisville Kentucky will host Street Rod Nationals through 2020

street rod nationalsIts official.  Louisville Kentucky will host the Street Rod Nationals through the year 2020.  The Louisville KY newspaper The Courier-Journal recently reported that the National Street Rod Association has executed a contract to have the national show stay in Louisville for more than a decade.

The Street Rod Nationals is more than a car show.  Its an event.  Approximately 30,000 spectators attends the event, and it draws 11,000 classic street rods to the event.  The economic impact for the Louisville KY metropolitan area is approximately $15 million per year.

Louisville KY Land Trust Gains 97 acres

louisville landThe Louisville KY newspaper, The Courier-Journal reported a story regarding how a Louisville KY land trust called Louisville and Jefferson County Environmental Trust has gained 97 acres that have been donated through a conservation easement.  Donation to the conversation trust prevents the properties from being developed into subdivisions and the like – while allowing the owners of the property to retain ownership, and pass the real estate on to their heirs, or even sell the property.

The 97 acres is comprised of 3 tracts that are as follows:

Now that I have your attention, lets look at the situation a little more carefully, and calmly.

Yes, it is true that the Louisville KY newspaper The Courier-Journal recently did an article about the declining Louisville real estate market that saw declines in the last quarter of 2007.  They went on to say that in the 4th quarter of 2007, Louisville homes dropped 3.3% to a median price of $133,000.

My response to the declining Louisville real estate market:  So what?

louisville ky homesThe latest news for the Louisville homes  market is in from the Greater Louisville Association of REALTORs. In their most recent newsletter, they published the following information:

LISTINGS Residential (Family & Condo)

Ok, so whats that mean? If you examine the numbers, 2 things immediately jump out at you.

1. Listings are way up.

2. Sales are way down.

But, if you look at the numbers a little more closely, you can see how dramatic the 2 data figures actually means.

First, the homes LISTINGS side:

646 – 576 = 70 homes more were listed this year.

70 homes / 576 homes last year = over 12% increase in listings!

Persimmon Ridge Golf Club Community Receives Award

louisville ky golf homesIn an article written by the The Sentinel-News, it was announced that Persimmon Ridge Golf Club community received recognition from Golf Digest for being one of the best 2007-2008 Architecture Designed courses.  Persimmon Ridge has regularly been a favorite by many, and has consistently rated among Kentucky’s best golf courses – but this is the 1st time that they’ve been recognized on a national level for their golf course community.

Persimmon Ridge is located in the eastern part of the Louisville KY metropolitan area, and is easy to get to.  In Louisville, just take I-265 the Gene Snyder Freeway, to the Old Henry Exit and turn right.  Then turn right onto Bush Farm Road / Aiken Road and go 4 miles and Persimmon Ridge will be on the left.

Shelbyville KY Real Estate Transfers week ending 2-8-2008

shelbyville homesAs always, we like to publish the public record of the Shelbyville homes transfers just so we keep our eyes on the pulse of the market.  This week, we are publishing the records for through 2-8-2008.  If you look at the numbers, most of the properties are in the moderate price range, with most values being under $200,000.  There is 1 anomaly with a higher value that would place it more in the Louisville luxury real estate  area at first glance, with a transfer of almost $1.1 million – but upon closer examination, you will see that it it was sold to a new home development company, so its appears its going to be another housing community of some sort.

shelby county ky real estateThe Shelbyville Kentucky newspaper, The Sentinel News, posted the most recent Shelby County KY real estatetransfers for week ending 2-1-2008.

One interesting thing to note that I thought was good to see, is that some of what would be classified as luxury homes for sale were starting to move AND builders were purchasing lots and doing lot transfers which would indicate an increased level of activity for new homes construction.  Several homes approaching $500,000 were sold this week.  Always good to see a higher level of quality activity for the community.
