REMAX continues to post strong growth

louisville remaxThe REMAX real estate franchise continues to post strong growth.  According to the most recent March 2008 REMAX newspaper, there were 276 new RE/MAX offices in over 40 countries for the past quarter of November, December 2007 and January 2008.  Quite excellent, but how is RE/MAX fairing in the United States?

53 new RE/MAX offices opened during that same 3 month time frame.  Some of the other countries that are experiencing strong REMAX growth are as follows:

United Kingdom - 19 new REMAX offices

Portugal – 18 new REMAX offices

Australia & Italy – 17 new offices

Canada – 16 new offices

Turkey – 15 new offices

Quite good locally, nationally, and internationally.

National Real Estate Market – February 2008

real estateJust wanted to touch on some of the more recent national real estate news. According to the National Association of REALTORS (NAR), homes sales nationally increased by a rate of 2.9% for February 2008 from January of this year. This increase in homes sales marks a break in the past 6 months of continual decline nationally. Later this week, I’ll do a post about the more recent local Louisville real estate market.

Does this mean that the national real estate market has finally reached bottom and is on an upswing? Not likely. Many economists continue to predict months to a couple years before a turn around is expected on a large level.

shelbyville ky homesThe Shelbyville KY real estate  transfers for week ending 3-21-2008 can be found below.  In review of this week’s Shelbyville KY homes that sold, most were in the under $200,000 price range.  There were 2 midpack in the $200-low $300,000 price range.  And finally there was one in the luxury real estate market in the $715,000 price range.  This weeks transfers show a slight increase in overall volume, and dollar amount per home that sold.  Again, this can be taken as an indicator that things are starting to pick up a bit in the metropolitan Louisville real estate  market which includes Shelbyville and Shelby County.   For your convenient reference, the transfers as noted in the Shelbyville Kentucky newspaper The Sentinel News are as…

Simpsonville Kentucky is now equal in size to Louisville!

Gotcha. No, its not actually – but Simpsonville KY real estate did recently increase in size by 130 acres. At the Wednesday March 19, 2008 city commission meeting, it was approved unanimously by a score of 5 to 0 to annex some land to within its city limits that is currently owned by John Schnatter of Papa John’s Pizza fame. The annexation was requested by the real estate owner to prevent it from potentially being annexed into a proposed new city called Veechdale that is gaining some momentum within this community.

Louisville Investments – Time to Buy?

louisville reos investments foreclosures flipsI’m sure many of you will recall this article regarding Kentucky Home Foreclosures.

The most recent news has come out regarding Louisville real estate – and potential opportunities for REOs, investments, foreclosures, and flips. While many parts of the rest of the country continues to see record setting foreclosures, Kentucky is currently going against that market perspective.

If you compare the February 2008 new foreclosures to February 2007, the rate of foreclosures in Kentucky declined by 24.2%. And by comparing that number to January 2008, the rate declined 16.7%.

The gross numbers included 476 foreclosures for February 2008. This equates to approximately one out of over 3900 homes in Kentucky.

Oldham County Kentucky Airport Update

oldham county kentucky airportAs some of you may recall the earlier article written hereregarding the proposed Oldham County Kentucky airport that is currently being sought along the Oldham County and Shelby County Kentucky line.

There is now an active voice of opposition against the idea and it is being spear headed by a recently formed coalition called No Oldham Airport (NOA).  The group held its first coalition meeting on January 10, 2008 and the main organizer taking charge of things is Jim Pearson.

More than 600 Oldham County KY homes owners attended the meeting and supported the opposition of having an airport placed in the county.  Some interested Shelby County KY homes owners that reside along the county line were also in attendance to show their support of the…

Oldham County Kentucky Schools Redistricting Approved

oldham county kentucky schoolsAs some of you will recall the article regarding the Oldham County Kentucky Schools  voting, its now official: Oldham County will be redistricting and reassigning 1000 students to new schools.

This approval was done unanimously by the Oldham County Board of Education – and over some protests and disagreements from various parents of children that are attending the schools within the county. Parents criticized that they were not given an adequate voice for the process and that they went more or less unheard for input on the proposal.

The school officials held their ground that they had adequate input from parents, and that revisions that were made reflected the concerns of most parents of children within the school system – and that these…

Louisville Real Estate Zoning Downgrade: Thixton Lane

louisville real estateAs some of you will recall an article regarding a requested downgrade in zoning by various Louisville homes owners in the Thixton Lane area in the southern portion of Jefferson County Kentucky. You can read the previous article here.

Well, the efforts of those Louisville homes owners apparently worked, as the Louisville Metro Council approved the downgrade in zoning use on approximately 475 acres in the Thixton Lane area. The downgrade in zoning now requires that those properties be developed be done so on tracts of 5 acres or larger for approval.

This is typically a fairly irregular request and the home owners in the area wanted to use it as a means of preventing Louisville real estate development from running rampant in their area and that the…
