Louisville KY Land Trust Gains 97 acres

louisville landThe Louisville KY newspaper, The Courier-Journal reported a story regarding how a Louisville KY land trust called Louisville and Jefferson County Environmental Trust has gained 97 acres that have been donated through a conservation easement.  Donation to the conversation trust prevents the properties from being developed into subdivisions and the like – while allowing the owners of the property to retain ownership, and pass the real estate on to their heirs, or even sell the property.

The 97 acres is comprised of 3 tracts that are as follows:

40 acres of Prospect KY real estate that are currently owned by Laura Lee Brown (heir to the Brown-Forman fortune) and Steve Wilson’s Dogwood Hill and are located along the 2 branches of Goose…

Louisville Homes Market

louisville ky homesThe latest news for the Louisville homes  market is in from the Greater Louisville Association of REALTORs. In their most recent newsletter, they published the following information:

Ok, so whats that mean? If you examine the numbers, 2 things immediately jump out at you.

1. Listings are way up.

2. Sales are way down.

But, if you look at the numbers a little more closely, you can see how dramatic the 2 data figures actually means.

First, the homes LISTINGS side:

646 – 576 = 70 homes more were listed this year.

70 homes / 576 homes last year = over 12% increase in listings!

Persimmon Ridge Golf Club Community Receives Award

louisville ky golf homesIn an article written by the The Sentinel-News, it was announced that Persimmon Ridge Golf Club community received recognition from Golf Digest for being one of the best 2007-2008 Architecture Designed courses.  Persimmon Ridge has regularly been a favorite by many, and has consistently rated among Kentucky’s best golf courses – but this is the 1st time that they’ve been recognized on a national level for their golf course community.

Persimmon Ridge is located in the eastern part of the Louisville KY metropolitan area, and is easy to get to.  In Louisville, just take I-265 the Gene Snyder Freeway, to the Old Henry Exit and turn right.  Then turn right onto Bush Farm Road / Aiken Road and go 4 miles and Persimmon Ridge will be on the left.

Shelbyville KY Real Estate Development Catalpagreen

shelbyville ky real estate developmentThe Shelbyville Kentucky newspaper, the Sentinel-News, had a good article in their Friday January 18 2008 edition regarding a new Shelbyville KY real estate development known as Catalpagreen.  The 120 acre project includes 239 units (175 single family homes, and 69 patiohomes) is located off Ardmore Lane and US 60.  The project is being developed by local Louisville real estate developer Canfield Development.  Canfield Development has done several developments within the Louisville real estate metropolitan area including Prospect, Jefferson County, and Oldham County.  Their reputation is generally well received.

New Homes For Sale in Louisville KY drop sharply

new homes for sale in louisville kyThe Wednesday January 23 2008 edition of the Louisville KY newspaper, The Courier-Journal contained an interesting article regarding that new homes for sale in Louisville KY are down significantly for the year 2007, and will be dropping sharply for 2008.

To review, if you look at the amount of building permits that were issued from 2005 through present, there is an approximately 35% decrease in the number of permits issued through 2007.  The specific numbers are as follows:

Jefferson County  2007   2098 permits issued

Jefferson County 2005   3212 permits issued

Oldham County 2007  610 permits issued

Oldham County 2005  358 permits issued

Luxury Louisville KY Condos – Fleur de Lis

luxury louisville ky condos fleur de lisThe Louisville Kentucky luxury condominiums  market is seeing some new activity.  A condo community known as Fleur de Lis condominiums is filling the niche of luxury condos located close to the amenities of downtown Louisville.  This higher end condo community has units priced currently between $240000 and $550000 which include several features ranging from 2 or 3 bedroom units that contain between 1100 and 2000 sq.ft of living area.

The real estate development is located very close to Louisville Slugger Field by Main & Preston Streets.

Of the proposed 82 units, 31 have already been sold.  There should be a model available for viewing by May 2008.  The units should be available for moving in by September (which should be just in time for the 2008…

Louisville KY Golf Course Valhalla Improvements

louisville ky golf course valhallaThe Louisville KY golf course, Valhalla, has been making a lot of improvements over the past couple of years to make itself ready for the 2008 Ryder Cup to be held later this year in September.

Of the 18 holes, 13 of them saw substantial changes – 4 of which have new greens entirely.  Most of this work has been done since Valhalla hosted the 2004 Senior PGA Championship.

But more recently, Valhalla has been working quite steadily since October to make itself ready.  They’ve modified 3 of the newly rebuilt greens have been modified.

The course designer is Jack Nicklaus and his collective, and no changes were made without their approval.

Louisville KY Real Estate Market – Review of 2007

louisville ky real estate marketIf you just read the national reports on how the real estate and homes market is faring across the USA, its mostly doom and gloom.  A record number of foreclosures, squeezing by the mortgage industry and tightening of credit along with the market falling in many real estate markets, has consumers believing that its a national pandemic for real estate right now.  Nationally, there was a decline in new home sales of 9% in November 2007.  Home sales overall are down 20%.  And the median sales price for home values has decreased by 3.3% from just a year earlier in 2006 with the home values median price being $210,000 for November 2007.

That being said, many of the markets that are seeing “hard times” currently – are the same ones that saw 30%…

Home Prices Decrease Across United States

home price decrease across united statesSingle family home prices decreased across the United States for the first time since 1994 according to a recent report prepared by Global Insight & National City Corp.

The drop came in the 3rd quarter of 2007 when the median value of a home in the United States decreased by approximately 1%.  Approximately half of all metropolitan areas saw a decline.

This is an interesting point to note – because until this most recent study, the stronger real estate markets in the US have helped buoy up the other markets that were bringing the overall numbers down.  This is an indication that the other markets that have been fairing well even in a softer real estate market, may be slowing down and are not able to carry the rest of the other markets across the…
